The Pointe to be replaced by Villa Community in Palm Jumeirah

Dubai is known for many things: the tallest building in the world, the biggest mall in the world, the largest fountain in the world and ultimately for the world’s largest artificial archipelago- The Palm Jumeirah. Shaped like a palm tree and extending into the Arabian Gulf, this man-made wonder is composed of thriving communities across its 17 fonds. Home to luxurious and lavish hotels like Atlantis and The Atlantis Royale, along multiple 5 star restaurants in the area. The Palm Jumeirah continues to expand its residential area with the The Palm Crown now replacing The Pointe.

The Pointe 

The Palm Jumeirah offers an abundance of recreational activities and leisure spots- one of them being The Pointe. This public destination is well-known for its iconic waterfront, hub of dining restaurants, cafes, shopping outlets and kid-friendly activities. It was first developed in December of 2018 and has since been a prime location for locals and tourists alike. However, this all is said to change. 

Redevelopment 

In May of 2023 the tenants at the Pointe were served a 12 month notice to vacate their establishment. Although Nakheel is yet to confirm why, various real estate companies are now listing this redevelopment as a private community consisting of residential villas known as Palm Crown. Inside Realty and The Dubai Lands have both posted master plans for this new development by Nakheel, although the exact location is unknown it is said to be somewhere in the Palm Jumeirah, replacing what is now known as The Pointe.

Masterplan 

The master plans for Palm Crown posted online showcase 38 luxury residential villas overseeing the Atlantis and the Atlantis Royal. 18 of these properties will be called Crown View Plot and are shown positioned on the shorefront with each having their own private beach. The other 20 properties called Garden Villas will be landscaped in lush greenery and are shown to be placed on either side of the metro line, replacing what is currently a parking designation. Inside Realty has also mentioned that this new community will come with its own luxurious amenities consisting of a kids play area, a clubhouse, various retail outlets as well as sport and leisure establishments. 

Why the redevelopment?

The Pointe, inaugurated in late 2018, garnered significant acclaim from the public and swiftly became a renowned spot for locals in the area as well as a prime tourist destination. However, after just a short five years, these plans for its redevelopment were set in motion. So why the need for this redevelopment? The decision was driven by the pressing demand for real estate in the Palm Jumeirah. As per Inside Realty villas on the Palm Jumeirah promise a 5.5% average R.O.I indicating a profitable opportunity for investors looking to buy or sell in the community. This ultimately led to the announcement of The Palm Crown.
